Florida property has always been attractive to the investor or the relocates or to the overseas investors and vacationers. The reason being is that the State of Florida has some of the highest quality property in the World. That on top of Florida being one of the nicest places in the World with a climate that gives you a sun tan just thinking of it makes it one of the most sought after locations to own a property.

I first visited Florida in 1987:

I immediately became interested in property for sale in Florida in 1987 when I found the property channel on the local TV station and found that there was a new 3 bed pool home for sale at $25,000 . That was it I was hooked. So 22 years later after retiring from my previous life in finance/banking some years ago due to my interest in Florida property. Wow! That 22 years was fantastic, I went back to Florida every year to research and promote Florida property for sale. I did my real estate exams and after serving my time with a Real Estate Brokerage I eventually took on my Brokers exams and was successful in 2003/4.

The above condos and pool home for sale can be found in Orlando and believe it or not we have others at a similar price in coastal locations. The location is the key in Florida and Orlando has the Tourist market for rental. However Tampa Bay just 70 miles away has the beaches and the boating. I consider that the corridor between Tampa and Orlando to be one of the best locations to invest within the U.S. The Interstate 4 between the two cities gives it easy access from out of State.

Well I don’t think that I have ever seen such good deals available now to buyers of property in Florida . As a mater of fact this will not last, it is just a mater of time and the property will start going up again. When will this happen? Well that is the million dollar question, however here is the answer: When the entire current inventory is sold out, when the banks decide to lend properly, and when the interest rates are still attractive. So when we get these three indicators flashing we are home and dry. (Excuse the expression you Floridians!)

Short sale,foreclosure, ride it out???

I live in SW Florida where the real estate market has fallen nearly 40% in some areas. I bought a home in 2005 for 250k (30yr interest only ,7yr arm)and my home is now worth maybe 200k. I am not particularly happy with what my neighborhood has become,aboanded homes, renters , loud parties etc. It will be years before my home gets up to a value for me to be able to sell. My credit is great and i have never had a belimish on my credit report. I also work in construction so who knows what tomorrow brings. So that’s my delimia ,do I ride it out and hope for the best, do I try to short sale and if short sale doesn’t happen eventually foreclose. My family is more important to me than my credit rating . If I bale now I could save the my mortage payment money until I’m kicked out then find a place to rent for 1/2 of what I’m paying now($1800 vs ($900 per month). If I stay and I loose my job or get transfered I’m going to be in same boat anyway. 5-7 yrs maybe, before property values returns.

You almost have to ride it out….

Because lets say if you let your property get foreclosed on, your going to ruin your credit and the lender can sue you for the difference (ex: if your house sold for $200k, and you owed $240k) They will sue you for the remaining 40k.

Now, as for a short sale, generally you have to be behind to have a chance to do a short sale, because chances are the lender is not going to settle for less, when you, the lendee is paying on time, etc. But a short sale, still dings your credit…

I’d ride it out because in 5 years, your area is going to be booming again. Worry about what happens when you loose your job, etc, if that actually happens.
